When we propose this to our owners we usually suggest a minimum of an additional months rent spread over the time frame so for example, for a $1000/month rental that wants a 6 month lease the monthly rate would be $1167/month minimum.

Having a contract worked up for a short sale.The proposed value is $425K( if even accepted by bank) and the house is worth about $675 as it and with about $100k put into it roughly $850k.The problem is the house has (4) tenants in it so I guess flipping it could be an issue if the tenants don't leave.Any thoughts???

One idea I had is proposing a creative financing option, such as purchasing the property "subject to" or exploring other alternatives that would benefit both parties.
