Most of the time they just look this up themselves though.I guess the first thing to understand is that the appraiser is employed by the bank, and thus has fiduciary duty to perform their work in the banks best interest.The main purpose of their report is to show proof that the house is worth the amount of the loan.

I may start thinking and planning ahead of time, but the tenant is still on the hook for the lease terms.I would accept a 100% statement via text...easy to document and have proof....not really any different than email...... but it has to be a "100% this is our notice" and then the clock starts.

I wasn't under the impression that I had to take a tenant at their word on this but her attorney seems super confident and is suing for double the security plus attorney fees, which has a burden of proof on them to prove "willfulness" in retaining the deposit.

So a hml may not give you a loan for just the purchase or if they do they may want a scope of work and proof you could do the work.If you are buying close to market price with little oppertunity to add value a hml might not like it at all.
