On the one that you personally hand out, on the back, you can offer a cash referral fee as an extra incentive for people to keep your card and find leads.

Hire a trusted general contractor by getting referrals and make it out to the property when you can to check on things.

They just get a new "poster boy" who's hot once the previous one has run its course.I think the previous "poster boy" was Robert Allen when his Nothing Down book was hot.I went to one of his hotel promotionals about a year or so ago just to satisfy my curiosity.Here's the formula:They get you to a free preview, or one that you pay maybe $100 to attend.Then, they upsell you to a 3-day program that's somewhere in the neighborhood of $600.There, they upsell you to something else that has tiers starting at about $5,000 and goes all the way up to $25,000.It's the same thing that's been around for years.I have run a successful wholesaling business for over 10 years.  

Referrals are better than looking that up.Good luck.
