I include another month of holding costs in my projections to accommodate extra time needed to close on the pre-sale.  

I'm not a professional property manager or anything, so you may be able to do better.

Typically if they break the lease, they still owe rent for the remaining months of the lease agreement + they also owe to cover any damage/repairs to put the property back in its condition pre move-in.

Not all contractors have professional E&O, its not required by law.Also not all contractors use the same type of contract structure. 

Does anyone know if the Ohio Division of Real Estate & Professional Licensing will take action against the Broker at FASS. 

Get a loan pre-qualification letter.
