I'm trying to get into my first flip now and your pictures showed me that it can be done...

Too often, myself included, we focus on just the math and miss out on taking in the WHOLE picture that might greatly effect our evaluation of the property.

But if you think you can shortchange this step, you’re wrong.When I drive through a particular area of Birmingham, I’m going to be looking for a few things: Abandoned and vandalized houses - You can see a picture of a house someone sends you and it looks great...but how do you know it doesn’t have a burn-out next to it?

If I am looking for a plumber to fix busted pipes in a house and he does not want to pull permits …then I think it is a red flag …-Now I am doing pretty good job screening tenants …do you think I shall apply the same technique towards subs ..taking picture of their driving license, checking local court records if there are any pending suits against them or if they sued somebody ?

I have the following scenario for investing with a couple of pictures of a recent project and want to get your thoughts.

The commercial paints a pretty picture that you can count on them.
