Then create a checklist from most expensive items to repair to the least.Then have average life expectancy totals and grade each item based on how many years it has left, it's current condition, and is it working 100% correctly.

Can I make substantial income in real estate while going to school full time and keeping my grades up?  

Hope it dies down as more come.Now, the cabinets in the kitchen and bath are in very god shape but they look a bit too "builder grade" or worn out.

I drew a little picture so it's not too confusing.In the video, it's obvious that the 4 inch line is in pretty bad shape - lots of grading issues and offsets with major healthy root growth.

They are mid-grade, better than the cheapie DIY at big box stores and not nearly as pricey a Kraft Maid.Stainless in the kitchen?

Of course they also consider repalcement value.I have worked more on hotels -- then apartments --but basic principal is same.This year I am getting into Apartments and Shopping Centers Financing.Yes --the cap rate is decided buy Lenders and Buyers --based on Supply and Demand-- Large Companies --such as Insurance Companies and Pension Funds buy --large properties and feel comfortable with 5 % Cap rate --on Hospitals , Office Buildings Leased to Large A+ credit corporation or Government -- For hotels we used 12 % cap rate --and apartments --7% to 10% --Yes -- We have to decide our own comfort level and niche --such as Grade A or C apartments --similar to some people likeIndependent Hotels and make good money as well as people who owned Comfort Suites or Holiday Inn Express --make same rate of return.

This is not your typical drywall paint so it will be a little more but its typically an exterior grade paint.

I am looking for deal (online or stores) with good quality (select grade or grade A/B) hardwood flooring (pre finished solid or engineering with more than 4mm top wood layer are preferred).

So....seems like the other 2 culprits could be a bad grading job forcing water back under the house or a sewage problem such as a crushed pipe, or maybe something else I have not thought of.
