@Seo Hui Hanthat's just the BRRRR strategy, and using borrowed money for the buy.it's just about risk.low risk: buying with actual cash, from your own checking account. 

Get to know the agent, be friendly and professional...if the property goes on the market and doesn't sell for a while, that agent will probably call you back.You might want to send out letters/mail campaign to find your own off market deals.

Hello - Does anyone know the process of moving a property on my personal name to a LLC?

I would like some insights from investors who have been their own general contractors.

Each has its own advantages and challenges, and success depends more on the specific property, location, and your management approach.The "forever apartment" concept rarely exists.

@Cody L.I agree with the sentiment personally but I have made some serious funds(to me anyway) with clients where this functionality was needed because of some stodgy entity involved (bank, govt office etc) whose policy would only allow them to receive or send information in person, by snail mail, or by fax.  

It's not my personal favorite and I don't focus in 38127 for my own investing but I know the area and have helped my clients acquire some deals here and they seem to love the zip code!

However, I understand investing out of state comes with its own drawbacks so I am not sure if that would be a great idea as a first property.

Renting by the room would increase your rental income, but you may sacrifice in your own quality of life having to manage so many tenants.
