I would start with SFR, do lots of research here and on the web to learn how to manage your property.  

It is completely web based with an 85/15 split and 5-10 leads provided per month in addition to whatever business you get on your own.

For my area I wrote a web scrapper program that aggregates the information into excel for me.  

Go on Virginia Tax Assessor's web site and do a search on the type of property you are interested in the zip codes you like.

Diatomaceous earth around the walls and doors might work.Look it up on web.

@Hunter Fitch you can actually use the web page ( i believe its called city data .com) also im not sure if you have one but you may want to look for a small buisness development center.

@Kim Handelman  There's services like Paragon who have web portals that offer up foreclosures to agents.  

It also includes common forms that you can edit and use.Their web site is a free resource with links to your state law but I highly recommend the book for some of the practical advice they provide.

Forget web-based sellers of lender lists, most of which are scams, and multi-state far-away lenders, who likely have no understanding of you or your area and might not be sympathetic to any problems you might have after you’ve borrowed the money.6) Do understand licensing and usury requirements in your state, at a minimum.
