The inventory is tight so you'll need to be patient unless you open up your search to single families.

If they say no, you will just need to be patient till the end of the their lease.

Financing options are out there, my best advice is find a lender that can help with the type of project you want and be patient.

Example I am in Kansas City(great Midwest market), you can find deals just need to be quick on offers and patient when analyzing. 

“Patience is a virtue” As they say, so I will encourage you to be patient and wait on the market to settle a little bit (Unless you find a deal that cash flows at a rate that makes sense to you).  

I have the funds for an initial investment but trying to be smart and patient and at the same time not be scared with making offers and pursuing houses. 

Sending a letter if you can find the owners address works better then you would expect if you are willing to patient.

So working with a fellow investor/Realtor that is patient.

Since its the holiday season, I am fine with being patient around the crawling process.
