Looking for a lawyer to help structure a partnership between two people -- any recommendations?

You shouldn't need to establish a partnership corporation. 

A sales price of $450k would leave $160k to move into a new property, but that would leave $290k of unused 1031 exchange which would then be taxed.My thought is that if he would be open to moving it into a new real estate partnership with me, then I can run the building and set up a monthly payment plan with him out of it.

I definitely want to invest in a good partnership with an accountant because I see how much of a difference it can make.

I planned on wholesaling and bird dogging from home instead to gain a little capital and build RE relationships that I could use to obtain my first properties and/or partnerships for long term income.

I know I can get an SBA Loan for a self-storage project if it's a small partnership or individual, but does it make a difference if it's for a syndicated deal?

This was a limited partnership so I was hands-off, but did ask to see records, toured the construction site, etc.

I would not recommend videos sent via text message.If you opt for recording, let your realtor know what you're interested in to see, updates needed, smell, loose tile,  spongey floors,.... pictures are deceiving and expectation setting is extremely important to a successful partnership with your realtor and to secure a great deal. 

I much prefer business partnerships with people who I am unrelated to.

As for setting up ownership, you could use a Limited Liability Partnership or LLC.
