Are you sharing this with the other agents so they can do better next time? 

I have heard time and time again that a primary residence is not considered a good investment if you really look at the numbers.

But I try to encourage my clients to value time to market. 

My partners and I have put in time for the research and building our foundations including an investor pitch deck.

@Cheryl A Perna- thanks ...the proeprty will need to be a condo as there are no SFRs in the downtown area you mention ...condo market in seattle  is  much softer  than the  SFR market right now ...its a buyers  market with many units for sale ...the price ranges are still high and if you want to try to break even with renting it part time - it may be tough to do   especially  when factoring HOA dues into it  . 

Remember, mobile home park investments can be complex, especially for first-time investors.

So if June's rent was $2000, they'd pay $1000 on June 1 and another $1000 on June 15...if the agreement is to pay in two installments, both of those are on time.
