My rookie REI journey has provided me numerous situations where analysis paralysis has eaten up a great deal of time and progress, I’m there again. 

I’ve heard a lot of feedback from both investors and roof vendors about the numerous cost increases for materials this year.

Rural areas and traditional vacation spots on lakes and the ocean did fabulously well during the pandemic when everyone was trying to escape cities.My urban STR was completely shut down in the beginning months of the pandemic.

Also we've drove by the house numerous times during the day/night and it looks like there is no one there.  

There are typically more comps than spaces allowed for on the appraisal (depending on how rural or urban your location is), so you probably won't get all of the comps you were hoping for.

I am selling a piece of vacant land in an urban area that can be used to build a single family home.
