What would be the best way to move forward? 

Tenants paying 1650/mo for 2 bed unit, and we will rent the 3 bed out for 1750 when we move.

Just a few tips we have learned through the years:1 - Tile of LVP floors. 

However, the hard part is the expensive bay area entry price - even with the VA loan, it's still difficult to find places that makes sense for both while we house hack and when it's turned into investment property if we move.

Windows should be washed, but use your own judgement-if you were moving into the house and saw the windows would you be happy or not.

It is unfortunately rare to find someone with that skill set,  Can I ask what's your go to marketing move? 

Our plan is to rent out our current home, which we own, once we move into our new house. 

1031 into a property, rent it for a year or so, then move in. 

@John Dehn I like your idea of offering it as a closing credit, even if you aren't responsible for the charges, if you want them to buy the property that could be a good incentive to move forward with the purchase, it may seem insignificant relative to the purchase price, but small psychological things like that can have an impact on people's decision making. 

@Luis GonzalezSeller had every right to cancel and does not have to honor any prior agreements.We have done this in the past when we thought the buyer continued to ask for too much and decided against moving forward.
