From my understanding, once you get through the process, in order to use the benefits, you need to work for a Real Estate Agency (work under a broker in order to do deals)?  

In others ("wet funding") you must bring your own via transactional funding, or other means.Acting as a Principal in the transaction (Article 4 NAR Code) will allow you maximum flexibility while avoiding messy issues of Agency.  

I am seeking to collaborate with investors in the South Florida market( Broward County) who has experience with investing in either Multi-Family properties, Apartment Buildings, Mobile Homes, or Single Family Homes.

Mostly mobile homes but some smaller stick built homes. 

Buy and Hold, Agency and Flipping are the most obvious.  

Historically I have an extensive background in the Manufactured (Mobile) Home industry and I've happy to say I've moved away from "wheel-estate" over to Real Estate, lol.My goals here are to learn, share, bounce ideas, network and ultimately scale my REI business into the financial freedom foundation I'm aiming for.Many cheers to all of you contributors who have unknowingly helped me get my business off the ground and I look forward to all of our continued success!
