Classes to get your license, in the long run, have a lot more information for investors than people think.

You may not need to bother as long as it's still doing its job. 

I want to start with single family homes/long term rental, but also willing to try different strategies such as renting by the room/mid term.

I am doing a total update rehab for myself in the same neighborhood , its not done yet , but the market in this area is hot and I told my wife we will move in whether its done or not , who knows how long it will last .
