Im From California but I when to college in Oklahoma, I know the area a bit and in fact I have a rental at the moment and is cash flowing 200 bucks a month. not much but the house only cost me when I purchased back in 07 67,500.  

I called a title company and they would not open an order from the public you had to be an attorney easy way for attorney to tack on 500 bucks.  

However, in my opinion, your learning will accelerate when it's your hard earned bucks and (posterior area) on the line!

Although you may strike a deal on an awesome home and wholesale it to a pro AND get paid in the process its more likely that you can find a good lead, mention it to a investor and ask for help, and they close a deal and make a million bucks and you get a good education.

@John ThedfordI completely understand your frustrations about some people in this business that are after a quick buck at the expense of someone else.  

It may cost you $200 bucks or more depending on the number of exterior doors, but it's high quality and will just cost you a new set of keys each move out.

@Jeff Caravalho You Really need to spend a couple hundred bucks to sit down with a local real estate attorney familiar with Foreclosures and redemptions in your area.  

  $25 bucks to a landlord is not a big deal

My maturity date is approaching next year and I have a bk and everyone says im not bankable.

I am not sure about the cost in northern NJ but I'm sure you may know work done in the winter months will save you a few bucks.
