I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or lose money in any market.

Because that is where we are moving towards as costs of new unit construction increase exponentially via the trinity of cost increases (material, labor, administrative). 

What site/method have you all found has the highest conversion rate when listing a rental unit?

We haven't done any FB ads but with one of our company pages in Austin, we closed 4 deals in 2019 just off people finding the page on FB with no advertising. 

How would I find a buyer without advertisements,and without mls

You essentially just can't advertise - No felonies, credit scores over 650 required, no section 8, ect ect.
