The obvious thing to me is that you are not communicating for specific triggers; problems that you identify and agitate in order to direct the recipient to take a particular action such as to call you.Also, your card is pretty boring.

Their thought process can also be skewed by a subjective approach in trying to massage the numbers to meet what they see as the price needed to get the deal which may include an underestimated budget or inflated exit that is not a true comp.

The reality is there are VERY few rental home options in this market (it's very geographically constrained) and this particular manufactured home lives like a house in an HOA - all the location benefits, much less cost.Going to talk with the management to be sure they have no strong objections, then will pull the trigger on this one.
