We stopped buying dirt in Austin in March of 2015 because the numbers stopped making a lot of sense given the price points people can afford.  

I started out in the workforce like so many others, I was taught learn a skill, get a J-O-B and pay your bills.

I can almost guarantee I will not be able to (in the neighborhood of $1.5m), so I'm looking for legal ideas to structure plan B and keep plan B a win-win scenario to make this deal happen with a Land Contract.

I only own 4 rentals in Lexington now but it is hard to find deals that cashflow well if you are looking in B and C class. 

With that much time to build a sustainable real estate business that can support you, I'd just take the holidays off and get started in March or April...

An investor should consider worse case scenarios that involve vacancy/credit loss due to delinquent residents or structural losses on a property.Also, have a plan A, B, and C so you're able to adjust and adapt to changing market environments.  

I'm going to join the band wagon and say...FREAKING AWESOME!!  

BUT in March I looked up the property in the county records and it showed a company quitclaim deed for $10,000! 

After doing some market research and looking at demographics investing in Milwaukee and Indianapolis looks like a great place to invest.I am planning to make a trip to Milwaukee and Indianapolis in March/April 2015, to look and scout both of these areas in person.
