Hi all, I am looking to buy a property where I want to construct a 3-story ADU in the back of the property (replacing a garage). 

The strategy here is a BRRR 2.0 in the sense that we will not be keeping the duplex but selling for profit as mentioned earlier in the thread to start building more capital for long term holds in the future. 

And the more motivated the seller is, the more willing the seller will negotiate terms and price. 

@Nathan Gesner  In RI it is now 90 days they can provide the check and you must accept it, to me that is too long.
