Last, most "deals" I have seen in FW over the past few years have been extremely overpriced for the condition or location or both.

To your point, Bob, I will be looking to get involved with the board, particularly with all the new development going on around our location. 

Right now we are comparing each location and making connections out there. 

Look at listed propeties, open houses, FSBO, Wholesale deals, at location auctions, other investors properties etc.

The company I work for is located in Northern Colorado (Fort Collins to be exact).

If the property is located in one of the R-1 zones the likelihood of getting up zoned to R2, RMF RMU or even CB are rather slim.
