La Crosse is a great place to start investing with 4 local colleges, 3 major hospitals, and several large companies there is a high demand for rentals.

I reached out to local attorney for LLC, rental law etc and they only take cash or check as a retainer and payment. 

A local builder overextended himself and he needs to unload a brand new SFH in order to finish his other projects, multi family houses that he intends to keep for rentals.  

I'd suggest talking to a few local lenders in the area.

Also I hope to engage with investors to explore opportunities in my local market and beyond.

Could be an agent you work with, someone you partner with on a deal, a contractor who can give you advice on projects, or just someone you met and clicked with at a local meetup or here on BP.

I would reach out to a local environmental engineering company to discuss what you are wishing to do.
