For tenants lawn care simply means mowing, it ranges from mowing weekly so the grass wouldn't grow too tall, to mowing after I get complaints from neighbors the grass is almost a foot tall and the town will be called.

What I'm seeing here in the "30000-foot view" is a notion that if you just make enough money in your job AND through real estate, you'll be OK.

Had a lot of cleanup to do, utilities were shut off and the basement flooded to about a foot deep just days after closing.

put your foot down, tell them they have working (maintained) heat, and if the don't like it they don't have to renew. be very clear, in writing that nothing more will be done with respect to it, period.
