As part of the purchase agreement, the tenant's lease agreement ended 2 days after our closing date. 

I mean I actually enjoy reading through multiple leases and deciphering advantages and disadvantages it may have for my client!

Unless you have a commercial bank sponsor who knows your plan and you have a track record... just saying... if I was a bank, I wouldn't lend a penny without a lease or current (stumpage, most likely) valuation. 

Do you have anything in your lease that specifically holds them accountable for plumbing clogs?

Be sure you’re getting estoppel letters signed by each tenant indicating their current rent and security deposit along with leases.

Well you have nothing for vacancy, leasing fees, PMI, capex, maintenance, lawn care or utilities.

Our lease says the tenants are responsible for water, sewer and trash.

You don’t want to find out later that there was no written lease, no provision in the lease for heirs (that would be you,) etc. - unless you have a copy of the lease and know it’s real and covers any potential pitfalls.

We lease out a SF home in which current single tenant has resided for 4 years with minimal issues.
