I am going to attempt to claim a 10% cap rate, against a NOI that incoudes expenses like 10% rent loss, 12% property management, 8% repair budget, 5% capx, and the typical tax, insurance, landscaping, etc.

Dont forget dumpster, landscaping, cleaning, utilities and holding cost!

I had a similar experience with my first SFH in Kansas City, and before taking a flight I wanted to make sure everything penciled out beforehand, then I felt is was time to take a look at the landscape.

I look at how well kept the landscape, garage space, elevator, and walkways on the path to the home are; I look for quality neighborhoods.

Landscaping would help as well.

So without a cost-segregation study, I will still be able to depreciate my 5yr (free standing appliances), 15yr(landscaping and fence) and 27.5yr(majority of the renovations) renovations along their normal straight-line depreciation?
