@Matthew Paul you are right, this wasn't a home run deal, just a base hit, you can't expect to have a huge profit when it's just a light rehab.

It's a hybrid of a Land Contract that puts title in the buyer's name basically as registered owner like a car title. 

A few weeks back I had reached out that we would like to sign soon as we had started a process to buy some land that would be hitting the market within 60 days.

Anybody (me or a later buyer) who built on the lot would risk losing it if a claimant won owner to the land underneath. 

To me, it sounds like you may be cherry-picking areas solely based on price points.
