Can anyone recommend a financial institution that will offer a HELOC on a Condotel (unwarrantable loan)?

I'm trying to help someone find an institution that will provide a second or an HELOC on an owner-occupied duplex, which is currently financed by a VA loan.

I'm starting to hear its getting more and more difficult to refinance under an LLC as financial institutions are updating their rules/policies. 

Best to find out what they'll do but if they had the foresight to institute a rental cap, I'd imagine they'll want to enforce it.  

I've found that hard money makes a ton of sense for a fix-and-flip where the holding time of the loan is short, but for a property being held indefinitely, the math just doesnt work.So, my first question is two-fold:How are other long-term rental investors with LLCs structuring their loans with professional institutions (banks or hard money)?
