You'll need a good financial model in which to input the T-12 and rent roll data.

Also, you are still financially obligated to the loan so I don't think changing the title over will do much for you. 

You do not put any effort into it, such as doing home repairs, and you get the money due to your financial investment.

They have all sorts of reasons why they keep or sell assets like this which may or may not make sense to the individual investor looking at one particular asset.
