Our plan included requiring proof of lost wages, suggestions for gov't assistance, and possibly a payment plan over the life of the lease to catch up on rent.

It hasn't gone anywhere yet but keep your eye on that situation. 

Right now they aren't reporting negatives for credit impact due to covid forbearance plans but I'm assuming they will get dinged when it ends and they don't catch up per repayment plan. 

If the market weakens over the next 12 months because of a downturn, more aggressive calculations may catch up to you with a lower net operating income (NOI).One metric I am especially keen on now is break-even occupancy.

I've had my eye on various strategies and before I go all in, I feel as if I could benefit from an expert's wisdom and experience such as yours.

It really is a catch 22, but luckily, you're in a spot that there's really no bad outcomes.

Just be sure to keep an eye out for that, as changes are expected to happen in 2021/2022, where your rent increase might not be enough.

The only thing catching me is that my agent that has shown me around a few houses hasn't really offered me much guidance and further information whereas, on Facebook I commented on a post that caught my attention about Realestate not really knowing they were an agent and they led me to more information than the agent that had allowed me into a few properties.
