If they were paid an Hourly, Daily, weekly wage or did they bid the job and get paid on completion- did the sub supply their tools and equipment- who supplied the materials- do they have insurance for their workThese are some examples of tests that CA might use.

This isn't a wall socket or garbage disposal you're installing, a TV is a very personal piece of equipment and the tenant's property, not yours.I would prefer they hire a TV guy to hang their flat panel or at least demonstrate enough DIY knowledge and experience to do it themselves.

Now it's mom and pop LL's when they are in crisis mode due to Tenants, leaks, equipment failures, etc.; and the costs of those lessons are far greater.To be clear, no PM is "on standby" 95% of the time for your unit(s).

For a 1/10 of what it now costs in America, you can 'own' a superior property 15-20 mins way , with identical amenities, AND can reliably return 10-20%+ annually.

I'll have an unpopular opinion here, but we have two almost identical units in a condominium where one has mounted TVs in both bedrooms and in the living room and the other only has a TV mounted in the living room.

@Michael Richardson this will be an outside the box option to consider.Offer to sell the condo to your tenants with a wrap around mortgage on the 1st trust deed with identical terms as the mortgage and have your tenants pay your mortgage and HOA dues so you have no monthly loss.Then give the buyers (your tenants) a second trust deed/note for $100k that you carry for five years, or some agreed upon time period, with no payments that accumulates interest with the whole thing due and payable at the end of the note period.
