Generally I’d prefer to purchase 2 properties instead of one, but it also depends on what your goals are for portfolio size.  

I'm desperately searching for a financing option for my spec homes that will give me better terms than the 10-12% interest plus $10k closing costs that my current HML is giving me.I tried doing buyer-financed, but they haven't been selling very well (although I really haven't waited long, I'm just impatient).

I'd be fine with it as long as they are paying close to the STR rates.Cuts down on your work for that time frame.

I'd also love any opportunities to add value while shadowing as I feel first hand experience is the best method to learn/grow/network.

I'd love to share some insight I have gained in that regard from my time in Austin. 

So I'd only buy it if you could swing the potential loss each month, you knew you were going to move there, and it fit into your long term vision.
