Not sure how your state is handling evictions now but most states have a COVID relief fund and maybe this will be the kick in the rear they need to fill out those doc's and seek help. 

How will maintenance/repair calls be handled?

Some of the other items, such as interior trim and interior painting we can handle separately.

Handyman/Contractors- Do you let the property management co handle that or you have your own guys .Home buying Inspections: Is there something specific for Indy you have to look at - Radon, septi tank etc .

We have a certain number that we need to hit per listing in terms of profitability, and now with strong referrals and word of mouth, we are easily picking those metrics, and are turning down more listings than we can handle.

I'm not suggesting how you should handle it just offering feedback because you asked.

I would really like to hire a designer to handle it all. 

Be sure to get a good real estate attorney to handle the structure of the agreement for you. 

Not knowing these items will put you in a great position to FAIL.Once you have a decent handle on your market conditions and rehab number calculations (there are plenty of threads here that I and others have gone into full detail on how to do), then you can comfortably start looking for private money lenders.

And know that people succeed and fail in all of them and that there are options for handling all challenges.
