Complete rehab, gutted and brought back to life inside and outside What was the outcome?

Hello community,I've flipped a few houses/buildings and gutted them down to the brick walls and never pulled permits and thankfully didn't get caught(was up to code)I can't pull permits cause I have no license but I can act as a general contractor which does nothing cause I still have no license.I was thinking about getting my plumber and electrical license just to make getting permits easier and it will look good in the description.Am I overthinking anything?

Would like to put in an offer in of about 153k. i would put about 35k into the house, complete gut on kitchen and full bath, add a half bath on first floor, and paint the exterior.

I'm also trying to learn a lot more about estimating rehab costs because in many places of Saint Louis, the buildings can be found cheap, but need ALOT of work, like full gut. 

Gutted/reno'd bathroom and should rent for $1,950+/mon in the future.

Sale price: $78,000 This one was gutted and rehab started.
