Isn't there something that says that can be done, each owner of the SFR owns a portion like 1/15th and that passes onto the next owner when the property sells.I guess just sticking with the question of what does the person who owns the road get out of this if they don't own any of the property?

Since the building would be paid for I guess it wouldn't be the end of the world for it to be idle off-season, but it'd be great to come up with some way it might generate income in the winter.Valuing for complete failure?

I would guess the updated homes with granite, backsplashes, nice cabinets and hardwoods would be getting the top rents of 1150-1250.

We do so and send it over after a brief phone call with the person who says it's their property and please make the offer out to hisname with a fast closing.Property is a tear down in a real good area (I guess you could rehab it too but that margin would be small, maybe renting it would work after rehab).

I guess an idea would be to find a "we buy houses" bandit sign and give them a call they are probably pretty good at wholesaling and tell them you think you might have a good deal and offer to partner up.

If live termites are found, the Seller (me) has to have the problem fixed.I guess it boils down to negotiations, even after the contract is signed.
