You could also try doing a brute force method.I paid a virtual assistant on UpWork (Odesk), $9 to generate a list of contact info for all contractors within a radius of the subject property.This gave me a list of 200 or so contractors.

I would then have her sign a copy for her and one for me ensuring that she and her parents know that I want to do my best not to evict her, but that the lease is a legally binding contract and that I am forced to follow it.As has been mentioned, this is a people business.

Many universities (like the UC system’s “concurent enrollment” in California) will let you take classes for credit without even applying for admission.I personally do not think that just reading a book is the same value as taking a university course because when you take a class you will be forced to really study the material, grapple with it, work with it on exams and projects, etc.Economics 101 - macro or micro.

Ultimately, if the tenants aren't going to cooperate, then there's not a lot you (as the wholesaler) can do to force them to (even if it's in the lease), and it doesn't sound like the current elderly owner is in a position to get involved.
