Sometimes a very nice tenant means well by not complaining to the landlord about a small thing - like a tiny leak in the kitchen sink - not realizing that even though they mean to do a favor, it's really something the landlord needs to know about. 

For example I left old toilet on one of the rentals which was working fine and 2 days after tenants moved in it started leaking.

Then offer to help them out if they need money for a moving truck, gas etc. 

In regard to the roof, if there are no active water leaks, you likely won't get a credit for it.

However, get a pipe leak and you need to replace the ceiling then you should hire a cert contractor.

Natural gas runs to our street and Unitil will run the line to the house free of charge.

I'm looking to remodel our masterbathroom, install a new oven, and swap our electric range with a gas one (yes the property has gas).This is our personal home in a 400k-ish price range so wanting it to be nice but not trying to pay $30,000 for a bathroom either. 

I understand that expenses like water, electric, gas, internet, etc. are all variables and change depending on multiple factors, but I'm looking to see if people out there have any Go-To websites they use to get accurate or at least semi-accurate estimations of these types of expenses. 

We have done leak detection 3 different times.

I need the drain and overflow replaced on a bath tub that is leaking into the basement in my rental property.
