That could easily be falsely created using a number of free softwares.However, what can't be faked is the signature trail.

@Joel Oh- if you are using a loan to acquire the property - the lender  requires  insurance ....if you own the property  free and  clear - your  choice  but I would still  recommend  insurance 

The cleaning fee should be charged to and paid for by the guests.How much information they give you probably depends on the company and your contract with them.As for occupancy rates, we usually have just the weekends booked with an occasional mid week stay in Jan and Feb.
