Maintenance depends on age of the facility (as with pretty much everything in RE).There is a bit of competition in the mini storage segment but smaller mom and pops can be found for reasonable CAP rates if you are self managing.

Hi all, I am a wholesaler in the Bloomington, IN area and through my direct mail and diving into the market here I have found a lot of buy and hold investors but have only come into contact with 1 or 2 house flippers.

I am currently in the market for my first property and live in the Metro Detroit area.I have found a few SFH's in Royal Oak that have caught my attention, as I feel they are being sold under market value based on comps I have received.
