If the owner files bankruptcy, goes into foreclosure or dies you'll have a difficult time getting your money back.I agree with @Justin Fox - it's best to have full control over the outcome of the deal.

Foreclosure is never the best solution, don't do that. 

Or once it is in foreclosure and set to be auctioned off there is no way of purchasing it unless you are at the auction.

Has anyone ever gone through a foreclosure in Virginia?

It was in pre-foreclosure.

I am confident I know his new address but all skip trace apps have come up empty as far as a phone number.Other one is a foreclosure which they have been fighting on and off since 2017.
