My wife and I built a house in Northeast Florida (Yulee) about 3 years ago for $91 per square foot and the market is averaging between $125-$135 per square foot now (2,200 sq. ft. home).

Pretend like you're looking for a 4.000 square foot office in the area and see what you can find and what rents they're charging (comparable rent survey).

I have a couple rental properties of my own, I am a licensed realtor, and I think it would be an opportunity to get my foot in the door with property management as he would also mentor me for as long as I needed.

@Mike Reynolds  That's a great point - the same way investors are looking for affordable labor from contractors, the shoe should fit on the other foot. 

It removes the stress and gives you the ability to keep putting one foot in front of the other.

Getting my foot in the door has been a little rough due to inexperience , although I am now in a place where I feel I can break into it if I think creatively.
