By having access to over 40 lenders (including major banks/institutions), we're able to compare options and choose the ideal lender and interest rate for each client's unique goals. 

We will be residing in the Davenport, fl area, and would ideally like our project to stay within an hour in any directions of there, if possible?

Being in banking myself, I know most banks I deal with are not interested in lending to real estate investors at this time. 

They show me (pictures, video, description, taxes) one wholesaler I deal with is a home inspector and provides me with a full property report as well.

Ideally I would like to find something that needed some level of work in order to build a little equity and still be able to cash flow (Obviously be able to afford it).

Ideally she would like to be associated with an investor friendly brokerage.

You could have option A: essentials and B: ideal for each room. 

Either first or 2nd position as long as there is enough equity to accomodate it; Ideally you'd want it to be a cashflowing property so there is sufficient cashflow to make the note payments so it's not coming out of your pocket.
