The key is making sure the housing environment for future tenants is clear (traveling nurses/medical professional shared home), the house rules/agreement should specifically list what items/areas are shared vs private, and outlining how tenants should coordinate with other tenants around utilizing shared areas, having guests over, mediation, etc.  

(Ski resort, golf course, air strip, Appalachian Trail hiking, swimming pool, fishing, etc.)

Kind of put a damper on it.That being said, there's nothing like using the county tax sale auction environment to sell something that wouldn't otherwise easily sell.

These were largely sourced pre-CV19, so eat the fish and spit out the bones.Try local community bank or credit union for investment properties.

Plus the negative net migration and unfavorable landlord environment in CA is not very attractive.My goal is to buy a C class value-add building in B-/C+ neighborhood that has 8% cap rate for $1M-$1.5M with 25% down. 

Chose my property based on these things: -Borders national forest-Gorgeous instagram worthy rock formations on property-No direct neighbors-15 minutes from popular fishing spot, OHV trails, and gas station-Power and telephone at property linePicked it up for 22K off market, structure needs some beautification, there's already an outhouse, minimal setup required.

If you do not have 30% down in today environment it will not be easy.

And even then, in this low interest environment, I'd still have recommended a conventional loan! 

The data we gathered include: - Median house price growth over past 5 years- Population growth over past 10 years- Tax rate (income and property tax) - % houses in the market that are within our 300k budget- and some other factorsWe narrowed the list of cities down to Tampa FL, and Dallas TX because:Both:- No state income tax- House price growth over the past 5 years look good- Plenty of houses within our budgetTampa:- Pros: Nice environment (by the ocean!)

Obviously great for 'business' but perhaps not as favorable environment for investing as there is increased competition?
