I notice significant difference (up to 20%) for the same property on Zillow, Redfin and Homes.com.

Saying Hoover is expensive is true, but it's less expensive than Vestavia, and about the same as Trussville.A good rental depends on what you are looking for.

We've had 3 in the past 4 months where out of state clients bought homes in the 70 - 78k range we rented them for $995 - 1150 but they usually get under contract in 3 or 4 days at most.

I'd say that in your scope of work to make sure timelines are a part of it as well, and that you make it a goal of yours to never have the house "empty", meaning there's not a day that a worker of some sort isn't scheduled to be in there.  

Use Zillow screening it's a life saver i'm currently in the same boat I have applicants looking .

The 1 or 2 pieces don't have the same problem.
