I'm hoping to be able to find a home nearby that I can manage and rent by the room or house hack like I have been doing. 

They seem to have a good business model and one of the owners is an investor himself which is definitely a plus, but they charge a leasing fee (to find and get a qualified tenant into the property) equal to 1 month of rent, which comes out to an additional 4%-8% on top of the monthly 10% maintenance/management fee depending on how long the tenant stays.

The WLB lease (unless you use an ancient version) states that if nothing is done it defaults to a month to month.You can send them a Notice of rent increase (which you can get from WLB as well) sign an new lease, or do nothing and go mtm.I find that a 60 day notice from the tenant is not very helpful, most owners don't start showings until after the unit is vacant, so what's the point?

We had also done our due diligence back then, but there was nothing to find at the time.

I have been going to meet ups and trying to network with other investors/operators but i find it difficult to keep the relationships fresh so to speak. what are some techniques you think i can use to let the people i meet know that i really would like to keep in touch with them and continue the interactions?

One thing I’m not able to find, is if I as an owner can take draws from the company and if there are any restrictions.
