Class A - you won't cashflow putting down 20% and financing the rest, for at least 3-5 yearsClass B - you may cashflow putting down 20%, definitely within 1-2 yearsClass C - don't buy it if it doesn't cashflow from day one!

You can get financing but it must be non-recourse and requires 30-50% down with 10-15% in reserves.
