As for investing in "ghettos" I would say I have invested in mostly "ghetto" neighborhoods and have seen the crime decrease steadily over the years and the demographic change rather quickly.

Also the yard was being used as parking space...some tenants are ok with that, many are not (then it would be on street parking only if we changed it...some want the private parking space...depends on tenant).

The Partnership had to own the property for 1031 exchange,  and once it is distributed, the ownership changes, thus the nonqualified use is not transferred to partners.
