Chang,No experience with it myself....but I have read up on it several times and yes it is a real possibility....I was researching as we do new condos and conversions on the Civil and land use planning side of things, and I wondered "what is the redevelopment potential for a small existing condo building in an undervalued location?"

As for investing in "ghettos" I would say I have invested in mostly "ghetto" neighborhoods and have seen the crime decrease steadily over the years and the demographic change rather quickly.

Also the yard was being used as parking space...some tenants are ok with that, many are not (then it would be on street parking only if we changed it...some want the private parking space...depends on tenant).

MTM will allow you to make changes to the rental agreement in a more timely fashion whenever the need arises.

Knowing turnover is more often, isn't it true that they also rent very fast (generally speaking) and you shouldn't have too much headache getting someone else in?

The Partnership had to own the property for 1031 exchange,  and once it is distributed, the ownership changes, thus the nonqualified use is not transferred to partners.

However, we also do limited inspections as the seasons change to attend to certain maintenance needs.

I've got a roadmap, but, as with all plans, I'm sure it will change as I learn, engage, and receive feedback.
