That will usually tell you right away if you are dealing with a "Salesman" or a source that has in depth knowledge and experience in that specific area.

Remember, as a real-estate investor, your job is to be connected and knowledgeable on how to put these deals together, how to find financing, how to run contractors, how to find tenants and how to manage the properties.

I reccomend any of the BP books for building basic knowledge base - they're all easy to follow and have actionable steps.

When I looked back I was still in the same amount of debt if not more, it was like an extra 30,000 disappeared and I had nothing to show for it.

Now I know why it is so important, because I may have been in trouble if I didn't take those extra steps to save more. 

@Rich Hupper I’m not too knowledgeable about what the bank might require, but as part of your due diligence you would probably engage an environmental/engineering firm to conduct a Phase 1 environmental study.
