The tiles adjacent to the wall and the baseboard have been removed, the drain tile put in, concreted over, and this has left a depressed section 18”wide that has a drop off of ¼” from the existing tile.For a quick, low-cost solution, I was thinking of putting floor leveler in, then painting it a similar color to the tile that’s there, then putting the baseboard.

If you're really lucky they are part of the listing package...so hopefully you get what you want before you make an offer.Sometimes you may have to sign a non-disclosure agreement to get them.Sometimes you may have to ask for what you want.Unfortunately in many instances they don't exist, the listing agent doesn't collect them, the owner hasn't kept or produced them, or just doesn't want to share them.

The difference in price between the existing mortgage and the purchase amount is made up by the seller carrying a subordinate lien or a private party carrying a second lien, or a partner being given a percentage ownership for providing the down payment.The second way to accomplish a true nothing down deal is to find a private lender that will lend 50-60% LTV and does not require the borrower to contribute capital, with the difference being made up by the seller carrying subordinate financing.Finally, a nothing down deal can be accomplished if the seller is willing to carrying a note for the full purchase price.

Keep in mind, whatever the seller owes must be covered either in a payoff (cash to the seller at closing) or with enough in monthly payments to the seller to cover their monthly payments on the existing debt.Then, the seller must have a financial incentive to do the deal...as in immediate or cumulative profit or cash flow, and that means that a no time, from closing day to the end, will the seller be negative in cash.

It is encroaching past your frontage which if I processed a permit to install the service the City wouldn't normally allow, but as an existing condition there isn't any specific issue allowing it to remain.Generally it's not likely that any of your proposed improvements would be immediately adjacent to that PL anyway, so leaving it in place likely presents almost no impact to your proposed development.
