Essentially, if you invest with the eyes of an underwriter and know how to assemble info about the deal (data-drive info, not smack: photos/video, sales comps, rental comps, cash flow summary in case you can't flip it, comprehensive rehab scope, security instrument samples and default steps for the lender to feel safe (define the worst-case scenario), your experience/bio, etc.

Personally I do not mind bringing business somewhere else, last year I bought 3,000 angle stops and 3,000 faucet SS hoses, sent them a sample/spec, HD sells them for $6-8/pc, supplier prices were $1-1.15/pc, spent another $.50-.60/pc on air cargo and etc.

stop him as soon as possible and ask for a sample of the color and voice it before they go to far, if the is not the color you want it is cheeper for you to get there paint tented to make it the color you want if it is darker but try to stop them before the finish coat is on and ask for a sample a chip to see what it will look like and make sure the spec are on the contact .
