Could dig a basement (costly but often done) or go up a story if the foundation and structure will support it and you wouldn't exceed any height restrictions but it is costly as well.

There are some local banks that will specialize in real estate investing that will do short term loans and they will lend up 85% of purchase and rehab, of course not to exceed 80% of ARV.It might be easier to snag a great house and rent it and sell it with a renter to an investor that wants good cash flow.Good Luck.

Check State regs: in Calif, we are limited to 1st+last OR 1st+deposit which can not exceed 2x the rent.Deposit should always be greater than the rent!

What if two years from now they go up to the attic and notice an exhaust fan that terminated in the attic and not vented outside, or they wanted to add a receptacle somewhere and hired an electrician, and the electrician told them they can't and because the junction box has too many conductors in it and it exceeds the box fill capacity, so they have to pay to open the wall for a bigger, deeper box or piggy back another box...do they send you the bill too?
